Eco World Wins $163M Bid for Singapore Residential Site
In a significant move within the real estate sector, Eco World Development, a prominent Malaysian property developer, has achieved the highest bid of S$208.1 million (approximately US$163.4 million) for a residential plot located at Lorong Puntong/Sin Ming Avenue in Singapore. This development marks an important milestone in the ongoing evolution of Singapore’s housing landscape.
A Competitive Tender Process
The tender process initiated by the Urban Redevelopment Authority saw participation from seven bidders, reflecting robust interest in this strategically situated plot within Singapore’s central Thomson-Bishan area. Eco World’s winning offer translates to around S$1,612 per square foot (US$13,627 per square meter), positioning it as a noteworthy contender against other competitive bids.
Details of the Winning Bid
Eco World’s bid outstripped the second-highest offer of S$187.33 million submitted by a consortium comprising Intrepid Investments and TID Residential. Additionally, another Malaysian firm, Sunway MCL, placed third with a proposal valued at S$185.38 million. The parcel under consideration holds a leasehold tenure of 99 years and spans approximately 4,283.1 square meters.
Site Features and Future Prospects
This prime location is expected to accommodate around 140 housing units with a potential maximum building height reaching up to 120 meters. Its proximity to key transport links is enhanced by being just five minutes away from Bright Hill MRT Station on the Thomson-East Coast Line. Furthermore, local amenities include several educational institutions, notably Ai Tong School directly across from the site.
A New Record for Land Sales
The successful bid from Eco World not only exceeded expectations but also set a new benchmark for government land sales designated specifically for private residential projects in what is known as the Rest of Central Region or city fringe areas. With previous forecasts estimating prices between S$1,400 and S$1,600 per square foot per plot ratio (psf ppr), this latest bid surpassed those estimates significantly.
Market Implications and Developer Background
Industry analysts predict that future developments arising from this land acquisition could see launch prices starting at about S$3,000 psf. As for Eco World itself, this milestone aligns with its expansive portfolio comprising over 12,280 acres across Malaysia with an estimated gross development value reaching RM100 billion (around US$24 billion). On the stock market front, Eco World’s shares experienced an uptick of 2.09% following news of their successful bid, reinforcing investor confidence in their strategic direction.
This recent success further establishes Eco World as a formidable player within Southeast Asia’s competitive real estate market while highlighting increasing demand for quality residential developments in Singapore.
